Gallatin Taps Boyle Investment Co. to Transform Downtown

The city of Gallatin is partnering with a prominent Tennessee developer to transform its downtown.

 

Gallatin, Tenn. (3/11/2024) –Boyle Investment Co. has been tapped by city officials to redevelop Gallatin’s downtown square and create a new city hall.

“Gallatin’s downtown square is a premier destination for both residents and visitors, embodying the heartbeat of our community,” Gallatin Mayor Paige Brown said in a news release. “Recognizing a shared vision among residents and city leaders to build up instead of out, we aim to revitalize and reinvest in our city’s core.”

Plans for the proposed development, which will take over two city-owned blocks, includes a “major brand” hotel, residential units, open green spaces and retail and restaurant space.

The project is expected to generate over $40 million in property tax revenue over 20 years and have a $261 million economic impact during its construction phase. It is also expected to create more than 300 permanent jobs in the city.

“Citizens and city leaders have asked for years that we focus on revitalizing our downtown — and that is exactly what we’re proposing,” Rosemary Bates, interim executive director of Gallatin Economic Development Agency, said in a release. “We owe it to our citizens and future generations to explore a project of this magnitude — a project that will leave a lasting legacy of progress and prosperity in Gallatin.”

Memphis-based Boyle Investment Co. opened its Nashville office in 2001, and has experienced tremendous growth in the past 20 years, now owning and managing almost 4 million square feet of office and retail space, as well as a projected five million square feet in the development and planning stages.

Boyle is responsible for many major Middle Tennessee developments including Berry Farms, McEwen Northside, Meridian Cool Springs and Capitol View.

“This collaboration is deeply personal for me since I have close family ties to the city and much of my family has called Gallatin home for generations. I want this development to reflect the spirit of the city that my family continues to cherish,” Jeff Haynes, managing partner at Boyle, said in the release. “As Gallatin grows, we’re honored to partner with the city to provide public spaces where people can connect, build community and continue to be the best neighbors they can be.”

Boyle has proposed a conceptual site plan, but the city will conduct multiple site and parking studies before the project is approved. The study is anticipated to take up to a year to complete.

A proposed memorandum of understanding that allows Gallatin to conduct a feasibility study with Boyle will go before the Gallatin City Council for approval on March 12.

Here’s What Boyle Investment Is Planning Next in Commercial Real Estate

Memphis-based Boyle Investment Co. is the largest owner and operator of office space in the city as the company turns 90 years old.

The company has grown to be a large land and property holder in both Memphis and Nashville. Boyle is one of the largest developers in Nashville, with millions of square feet in office and retail.

The company isn’t done growing in either market, with plans underway for additional significant developments.

Memphis

The Boyles have been in Memphis since the start. John Overton, one of the founders of the city, is an ancestor.

The family has been developing property for decades, as well. In 1907, Edward Boyle would develop Belvedere Boulevard in what is now Midtown. His sons, Bayard Sr., Edward, and Snowden, would found Boyle Investment Co. in 1933.

“Bayard Sr. had a remarkable ability to project the paths of growth for the city of Memphis,” said Matt Hayden, CEO and president of Boyle. “With an eye for longevity, he acquired large parcels in key growth corridors that would not be developed for decades.”

Today in Memphis, Boyle holds millions of square feet of office space. The crown jewel is Ridgeway Center, which was building in 1973, one of the first office parks in the city.

Many of Boyle’s office holdings are in the East submarket. In addition to Ridgeway Center, the company owns Triad Center, International Place II, and Moriah Woods.

It also owns retail centers such as Williamsburg Village, Shops of Humphreys Center, and Gallina Centro. Most of those were constructed in the 1990s, although Williamsburg dates back to 1963.

It also holds significant residential properties that were built across several eras. Collierville’s Schilling Farms broke ground in 1996, Farmington in Germantown in 1970, and Spring Creek Ranch in 2007. Development at Spring Creek Ranch continues today, with construction on the final 56 gated lots underway.

Currently, Boyle is building the massive mixed-use development Water Tower District in Collierville, returning to Schilling Farms’ northwest corner.

The development features 45,000 square feet of retail and 125,000 square feet of office space. It is expected to feature a hotel and hundreds of new residences across townhouses, duplexes, triplexes, and multifamily.

Phase one of the residential district is under construction, with an expected delivery of the first building in 2024. The first phase consists of 226 flats and 32 townhomes.

The first phase of the retail component is also underway, with 20,000 square feet being built across two buildings. SOB is now open, and other tenants signed include Rotolo’s Craft & Crust and Crumbl Cookies.

The office phase sits directly next to IMC’s HQ that opened in late 2021. IMC purchased an adjacent piece of land to meet future expansion needs.

Developer Baywood Hotels is also planning a 68,00 square-foot, 108-room TownePlace Suites by Marriott.

The development sits near several job anchors as well, such as FedEx World Technology Center and HQs for Helena Agri-Enterprises, Mueller, and Orgill.

The Water Tower District was designed by LRK and is being built by Patton & Taylor Construction Co.

“The Water Tower district continues our pattern of developing high-end residential inside Schilling Farms while providing neighborhood services for our residents and office workers,” said Les Binkley, SVP at Boyle. “We are developing a unique mixed-use community with an emphasis on walkability. The new retail is within walking distance of the many offices at Schilling Farms and is a great new amenity.”

Nashville

Boyle’s Nashville roots aren’t nearly as historic as its Memphis ones. The company opened its office in the state capital in 2001 and has grown to employ 34 people. The heads of the Nashville division, Jeff Haynes and Phil Fawcett, have led the office for that entire run.

Despite being a newer venture, the company has grown to acquire, develop, and manage more than 3.2 million square feet of commercial space and about 1,500 multifamily units.

One project was Berry Farms in Franklin. Development started in 2005 and today features 3 million square feet of office, 1.8 million square feet of retail, and 3,001 residential units. It also broke ground on Capitol View in 2014 as part of a joint venture.

The company has had a spate of developments in the area in 2023. Now, it is working on modernizing East Park in Brentwood.

The three-building, 167,000-square-foot Class A office complex is expected to receive a hotel, retail, and restaurant uses in a multimillion-dollar revamp.

A freestanding, 6,000-square-foot building would be built to bring in restaurant and retail space. One of three buildings, developed in 1974, would be demolished to make way for the hotel.

The plan is for Chartwell Hospitality to build and manage a 120-key TownPlace Suites at East Park. It is projected to open in Q3 2024.

“We wanted to take this well-located and historically successful office project and modernize it to better serve the current and future business community, as well as the surrounding local residential community,” said Mark Traylor, director of retail properties at Boyle. “The addition of retail, restaurant, and hospitality to the project creates the next exciting mixed-use chapter in the life of East Park.”

Schilling Farms Planned Development plans to add a TownePlace Suites by Marriott in its Water Tower District.

The Collierville Board of Mayor and Aldermen on Monday unanimously approved a preliminary site plan for a four-story, 110-room hotel at the Schilling Farms development for phase 73.

Town Planner Jamie Groce presented the site plan to the board as well as a traffic study and building designs.

The 68,335-square-foot hotel will sit on about 3 acres south of Poplar Avenue and west of Schilling Boulevard West and will also include a pool and 108 onsite parking spaces with two electric vehicle charging stations.

The outside of the hotel will consist of brick painted white, and the inside will contain mostly suites. Based on a traffic study from 2018, the hotel will have minor impact on the roadways.

The hotel is a part of the 54-acre Water Tower District, a mixed-use development with plans for multi-family residential units, hotels, retail shops and restaurants.

A date for construction has not been set yet.

Boyle Acquires Two Parcels in Germantown

MEMPHIS, TN – December 13, 2021– Boyle Investment Company (Boyle) has acquired two parcels in the city of Germanton, Tennessee.  The first is a 52.41-acre lot along Winchester Road between Forest Hill Irene Road and Houston Levee Road.  The property is bordered by Winchester Road on the north, Crestwyn Hills Drive on the south and east, and Tyndale Drive on the west.  The second parcel is a 2.75-acre corner lot at the southeast corner of Forest Hill Irene Road and Crestwyn Hills Drive.

Both parcels are zoned T-5 Smart Growth in Germantown, which is a mixed-use zoning designation that permits a multitude of land uses such as retail and restaurants, office, hotel, and various residential types ranging from apartment buildings to single family detached housing.

Cool Springs Hilton debuts as first full-service hotel built in the area in a decade

Franklin Mayor Ken Moore joined Hilton Franklin Cool Springs General Manager Gerald Loughran, members of the Williamson County Chamber of Commerce, local business owners, and Hilton and Chartwell Hospitality staff, for the official ribbon-cutting ceremony at the new hotel on Thursday, November 1.

The first full-service hotel built in the area in almost a decade, the Hilton has been open to guests for about a month.

However, the crowd at the ribbon cutting was as impressed with the show put on outside the hotel as its contemporary style and soothing interiors. The ribbon-cutting and tour for local business executives was scheduled just in time for Tennessee’s fall leaves to showcase the views from the Hilton’s expansive terraces and outdoor spaces, which includes the area’s only roof-level patio.

The 244-room hotel, at 601 Corporate Centre Drive in the Meridian Cool Springs development, is fresh competition to the nearby Marriott and Embassy Suites hotels, catering more to smaller events than its neighbors. Offering 6,236 square feet of flexible meeting space, the Hilton Franklin Cool Springs also offers an additional 3,000 square feet of outdoor terraces.

In contrast, the Marriott’s Cool Springs Conference Center, built in partnership with the city and Williamson County in 1999 and recently renovated, boasts 29,000 square feet, with 300 guest rooms. The Embassy Suites Nashville South-Cool Springs, also owned by Hilton, features 250 guest rooms and 16,000 square feet of event space, including a 10,000 square foot ballroom.

The new Hilton is equipped with six corner suites, some with private outdoor terraces, available on the executive level. A full-service restaurant with available private dining also caters to local businesses and their guests.

Full-service Hilton Franklin Cool Springs opens

The new 244-room Hilton Franklin Cool Springs opened this week.

Chartwell Hospitality opened the full-service hotel in Meridian Cool Springs Business District, a mixed-use development off Carothers Parkway.

The hotel offers a stylish lobby, contemporary guest rooms and six suites with floor-to-ceiling windows. Hilton Franklin Cool Springs is also home to the area’s only roof-level patio, a heated pool and a terrace with a fireplace.

Guests and visitors can dine at Härth, the hotel’s signature onsite restaurant serving locally sourced American fare. The property also features indoor and outdoor event venues with more than 6,200 square feet of flexible space.

“Over the years, Franklin has evolved into a thriving business center, and we have seen an increase in visitors looking for modern new hotel options,” Chartwell President Rob Schaedle said. “Hilton Franklin Cool Springs fills a significant void in the market of full-service upper upscale hotels in the region.”

Hilton Franklin Cool Springs is also part of Hilton Honors, the loyalty program for Hilton’s 14 distinct hotel brands. To mark the hotel’s opening, Hilton Honors members who book at Hilton Franklin Cool Springs between now and Feb. 22 will earn 1,000 bonus Hilton Honors points per night.

In addition to developing the property and the adjacent parking structure, Chartwell also will manage the eight-story hotel.

Tourism at a glance

In the 10 years since the Williamson County Convention & Visitors Bureau became an independent organization, the annual economic impact from tourism grew from $251 million to $453 million.

With growing revenue, the market is trying to meet the demand. In 2017, the city approved 694 new hotel rooms. 

The Williamson County Convention & Visitors Bureau is funded by a percentage of the lodging taxes collected from visitors by the local hotels. Those collections are then reinvested in sales and marketing efforts to attract visitors to Williamson County for leisure travel, as well as sports, meetings and group business.

After years of delays, McEwen Northside mixed-use development under way in Cool Springs

FRANKLIN — One of the more lucrative tracts of commercial land remaining in Cool Springs, the 45-acre parcel across McEwen Drive from Whole Foods on the west side of I-65 is finally poised to be more than a fenced-off pile of dirt and rocks.

Known as McEwen Northside, the tract of land was initially slated to be developed in 2007 by Southern Land Company. After the recession in 2008, and multiple sales of the land, the property landed in the hands of Boyle Investment Company last year.

Phil Fawcett, partner at Boyle Investment Co., said they were brought on board to develop the site’s master plan and define how the land would be used.

“Master planning always starts with the market and how we feel like we can meet the market,” Fawcett said. “In this case, it’s the office market, the residential market and the retail market we focused on. Then we focus on taking the characteristics of the property and celebrate those as best we can.”

He said nestling the project into the existing residential (Dwell at McEwen) and retail (Whole Foods) that surrounds the property was also a priority as the plans evolved.

“We want to make sure this project fits into the context of what’s already there and try to enhance it,” he said. “Ultimately, we wanted to differentiate this project from anything else in Cool Springs.”

Boyle, in partnership with multifamily developer Northwood Ravin, has begun construction on the first phase, which will consist of a Class A, mixed-use office and retail building, restaurants and luxury multifamily units arranged around a 2-acre central park. This phase is slated for a late 2019 opening.

The mixed-use office/retail building will have ground-floor retail and be topped with Class-A office space. Expected completion is September 2019 for tenant occupancy.

The multi-family residences will be located within walking distance from the mixed-use office and retail buildings and the central park. The apartments will include 10-foot ceilings, modern kitchens and bathrooms, elevator access, a premium health and fitness center, spa and resort-style pool and clubhouse.

But beyond square footages and building footprints, developers at Boyle wanted this project to bring a more urban-minded sense of community and lifestyle to Cool Springs.

“We wanted it to be walkable,” Fawcett said. “Residents of McEwen Northside and from Dwell next door should be able to walk to Whole Foods. All of our buildings have retail on the ground floor, so you can live there, work there and hang out there. We wanted to be sure people had a place to gather, meet and work outside of their office. That’s what we are hoping to accomplish. We want it to be a unique destination in Williamson County.”

Although he couldn’t reveal any names yet, he said there is already interest in the project from several retailers. He added that the goal is to lure the best of the local retailers and only very unique regional and national ones.

“We want retailers that don’t have a chain feel to them,” he said. “We want this to feel more like a 12th South or the Gulch and bring that to Williamson County.”

Construction Begins on 45-Acre Cool Springs Project

In addition to the construction of the infrastructure, which is well underway, Boyle Investment Company, in partnership with Northwood Ravin, has begun construction on the first phase of vertical construction of the 45-acre McEwen Northside project in Cool Springs.

This phase includes a Class A mixed-use office/retail building, unique restaurants, and luxury multi-family all organized around Central Park, a truly unique 2 acre tree lined interactive open space. Phase one will be completed in the third quarter of 2019. The total investment in McEwen Northside phase one and infrastructure is approximately $140 million. Northwestern Mutual, who has a long-standing relationship with Northwood Ravin and Boyle, is the lender for this phase. Construction for the project is being performed by a team with a long track record of delivering quality projects; Jones Bros. on the infrastructure, Bell Construction on the mixed-use office/retail building, and Northwood Ravin on the residences.

The office/retail building is 210,000 SF and has been released on a speculative basis with expected completion in September 2019 for tenant occupancy. The mixed-use office/retail building is eight stories, including 183,000 SF across seven floors of class A office above 27,000 SF ground floor retail/restaurant space.

The multi-family residences will include 274 luxury units located within walking distance to the mixed-use office/retail buildings and the Central Park. The apartments will include 10’ ceilings, modern kitchens and bathrooms, elevator access, a premium health and fitness center, spa, and resort style pool and clubhouse.

The infrastructure includes road improvements such as extending Aspen Grove Drive from Jordan Road to McEwen Drive, connecting McEwen Northside to Cool Springs Boulevard, and adding a traffic signal at McEwen Drive and Aspen Grove Drive to connect the Whole Foods-anchored shopping center to McEwen Northside.

Boyle Investment Co. and Northwood Ravin have begun construction on the $140 million first phase of the 45-acre McEwen Northside project in Cool Springs.

According to a release, the phase includes a Class A mixed-use office/retail building, restaurants, and apartment structure — all oriented in proximity to a two-acre park.

Phase one will be completed in the third quarter of 2019. A 2018 finish had been eyed when the project was originally announced in April 2017.

Northwestern Mutual, which has a long relationship with Northwood Ravin and Boyle, is the lender for the first phase. The construction team includes Jones Bros. on the infrastructure, Bell Construction on the mixed-use office/retail building and Northwood Ravin on the residences.

The office/retail building will span 210,000 square feet and is being undertaken on a speculative basis (with expected completion in September 2019 for tenant occupancy). The mixed-use office/retail building will be eight stories, including 183,000 square feet of Class A office space and 27,000 square feet of ground-floor retail/restaurant space.

After months of site preparation and infrastructure construction, Boyle Investment Company, in partnership with Northwood Ravin, has begun construction on the first phase of vertical construction of the 45-acre McEwen Northside project in Cool Springs.
