After months of site preparation and infrastructure construction, Boyle Investment Company, in partnership with Northwood Ravin, has begun construction on the first phase of vertical construction of the 45-acre McEwen Northside project in Cool Springs.

This phase includes a Class A mixed-use office/retail building, restaurants, and luxury multi-family all organized around Central Park, a two-acre tree lined interactive open space. Phase one will be completed in the third quarter of 2019.

The total investment in McEwen Northside phase one and infrastructure is approximately $140 million.

Northwestern Mutual, which has a long-standing relationship with Northwood Ravin and Boyle, is the lender for this phase.

Jones Bros. is handling construction on the infrastructure, Bell Construction is creating the mixed-use office/retail building, and Northwood Ravin is building the residences.

The office/retail building is 210,000 SF and has been released on a speculative basis with expected completion in September 2019 for tenant occupancy. The mixed-use office/retail building is eight stories, including 183,000 SF across seven floors of class A office above 27,000 SF ground floor retail/restaurant space.

The multi-family residences will include 274 luxury units located within walking distance to the mixed-use office/retail buildings and the Central Park. The apartments will feature 10-foot ceilings, modern kitchens and bathrooms, elevator access, a premium health and fitness center, spa, and resort style pool and clubhouse.

The infrastructure includes road improvements such as extending Aspen Grove Drive from Jordan Road to McEwen Drive, connecting McEwen Northside to Cool Springs Boulevard, and adding a traffic signal at McEwen Drive and Aspen Grove Drive to connect the Whole Foods-anchored shopping center to McEwen Northside.

“McEwen Northside offers a unique urban experience in the core of the compelling Cool Springs submarket,” says Phil Fawcett, Partner at Boyle Investment Company. “Fully integrating the office, residential, retail, restaurant, hotel and open space components in an intimate and walkable district, McEwen Northside delivers a vibrant urban experience in the suburbs of Williamson County.”

McEwen Northside will build upon Cool Springs’ strengths and bring a completely new, walkable, urban experience to the region.

“McEwen Northside will be a vibrant, urban commercial ‘district’ in Cool Springs. The design integrates state-of-the-art Class A office space with a walkable campus of mixed-use amenities, all carefully planned and selected to reinforce a more collaborative and dynamic work environment,” says Thomas McDaniel, Partner and Director of Office Properties at Boyle Investment Company. “The smart blend of local and national chef-driven restaurants and retail shops, a business class hotel, interactive green spaces, and upscale residential apartments makes McEwen Northside a destination unto itself, with the added benefit of perfect proximity to the best of Cool Springs, providing a competitive advantage for companies interested in attracting and retaining top talent and driving productivity.”

The McEwen Northside office building will offer efficient floor plates and convenient covered parking via an adjacent parking garage, with open spaces where employees can engage and collaborate.

The two-acre Central Park at McEwen Northside will contain outdoor meeting and work spaces, water features, an activity lawn, and an event plaza.

The apartment residences at McEwen Northside are designed to blend seamlessly into the 45-acre urban neighborhood of plazas and parks, shopping and eating experiences, collaborative offices and contemporary hotel space.

McEwen Northside will include approximately 750,000 square feet of Class A office space, 100,000 square feet of restaurants and specialty retail, a 150-room business-class hotel, 580 luxury apartments, and upwards of 10 acres green spaces to seamlessly connect the community. https://mcewennorthside.com/
