Gallina Site Work is in Progress for 44-Acre Shopping Complex

Site work has started on the northwest corner of Houston Levee and Poplar for Gallina Centro, a shopping center to mainly serve Collierville and Germantown residents, said Cary Whitehead III, senior vice president of Boyle Investment Co.

"It is a big-box shopping center that will have about 400,000 square feet of retail stores and restaurants," Whitehead said.

"A big-box center typically has tenants with 20,000 to 150,000 square feet of store space," he said.

The 44-acre shopping center site also will have a few smaller speculative retail spaces, he said.

Three anchor tenants – Kroger, Stein Mart and Walgreens- have signed leases.

Those stores are expected to open for business in February, 2001, Whitehead said.

Additionally, two sit-down restaurants and two fast-food restaurants are in the process of finalizing leases for stores in Gallina Centro.

When fully developed, it will have another six to eight big-box tenants, Whitehead said.

Kroger will have a 60,000 square foot store; Stein Mart will occupy 36,000 square feet, and Walgreens will occupy 15,000 square feet.

The site is bounded on the north by Poplar Avenue, on the east by Houston Levee Road, and on the south by Winchester Road.

There is no road defining its western boundary, which is adjacent to other land, Whitehead said.

Currently, the site is in the Collierville reserve area. It will serve people in Collierville and Germantown.

Boyle Investment Co is developing the land and erecting the buildings.

Gallino Centro LLC, a joint venture whose partners include Boyle Investment Co., and investor Milton T. Schaeffer of Memphis, is the owner.

Boyle Investment Co. and Schaeffer also are joint venture partners in a recently completed Southwest Crossing Shopping Center in Fort Worth, Texas.

Southwest Crossing is a 600,000 square-foot shopping center on a 65-acre tract.
