Harris Shelton Hanover Walsh PLLC has signed an 8,723-square-foot sublease to relocate to Boyle Investment Co.’s newest office property.

The law firm is hoping to get its East Memphis operations open on the third floor of 999 S. Shady Grove by the end of the year.

The 155,000-square-foot Class A property at Poplar and I-240 is currently 65 percent leased.

Harris Shelton will sublease space from SunTrust Banks Inc. The firm is joining tenants such as Dixon Hughes PLLC and Jackson Lewis LLP.

Harris Shelton is moving from its current location at 6060 Poplar. The firm, which also operates a Downtown office at One Commerce Square, is the sixth largest law firm in Memphis with 43 attorneys, according to Memphis Business Journal research.

The law firm’s lease at 6060 Poplar expires at the end of the year and it did not have room to expand there. The new office will also have more conference room space.

“The location is perfect and the building is very nice,” said Andy Cobb, chief manager of Harris Shelton. “It’s more convenient for our lawyers in East Memphis and our Downtown office.”

Kathy Pampuro, vice president with Boyle, was the landlord representative.

“We’re delighted to have Harris Shelton,” she said. “They’re a great addition to an already top-notch list of occupants.”

Pat Gamble, vice president at CB Richard Ellis Memphis, represented Harris Shelton in the transaction.

Mid-America Construction Co. filed a $294,021 construction permit to build out the new space.

The East Memphis submarket lost 24,234 square feet of absorption in its 2.1 million square feet of Class A space, according to CB Richard Ellis’ second quarter MarketView report.

The Class A segment in East Memphis has a vacancy rate of 7.5 percent and an average asking lease rate of $25.64 per square foot.
