Boyle to undertake project on speculative basis

Nashville-based Boyle Investment Co. announced Tuesday that it will begin construction this week on a Class A office building in its Brentwood Commons development.

Of note, the project will be undertaken on a speculative basis, with no pre-leasing, according to a release.

An expected completion of February 2020 is targeted for the building and an accompanying four-level parking garage. The office structure will span 120,000 square feet and offer “unrivaled views and visibility in Brentwood,” the release notes.

The start of work on Brentwood Commons IV follows the mid-2017 completion of Brentwood Commons III, also released on a speculative basis and now 97 percent leased. Brentwood Commons spans 14 acres and has a general address of 750 Old Hickory Blvd.

In addition to handling its development, Boyle will oversee leasing and management of Brentwood Commons IV. The company did not disclose in the release the cost to undertake the project.

The project continues a 20-plus-year relationship with Boston-based TA Realty, which provides Boyle advisory services for the multi-tenant office park.

“Brentwood Commons IV offers new, highly efficient class A office space, superior views, accessibility, and a competitive price point,” Thomas McDaniel, Boyle director of office properties, said in the release.

Bell & Associates is the general contractor for the project, TMPartners is the architect, Kimley Horn is the civil engineer, SDL is the structural engineer, ICT is the engineer and Kiser Vogrin Design is the land planner.
