Work Progresses on Six Retail Centers in Memphis and Fort Worth

Boyle Investment Company is actively involved in the development of six new retail centers in both Memphis and Fort Worth, according to Cary Whitehead, Boyle senior vice president of retail development.

Site work has begun on Gallina Centro, a 400,000- square-foot power center at the common border between Germantown and Collierville.This high-profile shopping center is part of a comprehensive, 95-acre multi-use development at the southwest corner of Poplar Avenue and Houston Levee Road, with Winchester Road bordering on the south. Negotiations are ongoing with several potential "big box" anchor tenants.

"Gallina Centro offers excellent accessibility, given the center’s frontage on three major roads," says Whitehead. "It’s within easy reach of both Germantown and Collierville, and is convenient for employees at the new FedEx campus and Baptist Memorial Hospital-Collierville.

The development of Village Commons at Johnson Road and Poplar Avenue in Germantown is well underway. Construction is complete on a new Walgreens and two motels, a Fairfield Inn and a Residence Inn. One 2.5-acre out-parcel is still available.

Also located in Germantown is River Village Center at Wolf River Parkway and Germantown Parkway. The project consists of a Marriott Courtyard and a 25,000 – square – foot Office Depot store, which is under construction. There is one out-parcel still remaining.

The construction of a new 145,000 – square – foot Costco store, a warehouse wholesale club, is underway at Countrywood Crossings, a 19-acre development at I-40 and Germantown Parkway adjacent to the regional Wolfchase Galleria Mall.

Significant retail space is in the planning stages at Schilling Farms, Boyle’s 443-acre, mixed-use community in Collierville, convenient to Nonconnah Parkway. Plans are underway for a headquarters building for BankTennessee on Poplar Avenue, an NBC bank branch, KidTech Child Care Center, and a Spring Hill Suites by Marriott.

Work continues on Southwest Crossings, Boyle’s 450,000 – square – foot power center in the high-growth area of southwest Fort Worth, Texas. This high-profile retail center is strategically located at the intersection of Interstate 20, Southwest Freeway (State Highway 183), and Bryant Irvin Road. The tract is near Hulen Mall, one of the most successful regional malls in Tarrant County. Southwest Crossings features a number of national, "big box" retailers, including: Lowe’s, Best Buy, Kohl’s, and Garden Ridge, as well as Comp USA, Cavendar’s, On the Border, and Mimi’s Cafe.
